Job Description

Overview:
The Development Intern supports the Project Management and Development team by assisting with the coordination, costing, documentation, and communication required to deliver residential development projects. This role provides hands-on exposure to land development, construction operations, budgeting, purchasing, and cross-functional collaboration.

You will work closely with Project Managers, construction teams, trades, suppliers, designers, accounting, marketing, and sales to ensure accurate information flows from planning through production.

Key Deliverables:

  • Support Project Managers with budgeting, cost-to-complete reviews, estimates, and variance reporting
  • Assist with RFIs, SIs, change tracking, schedules, specifications, and project documentation
  • Prepare material take-offs and validate supplier quantities from drawings
  • Set up projects in purchasing systems and issue purchase orders
  • Support tendering activities, shop drawing reviews, and attend site/team meetings
  • Maintain accurate project files, including budgets, purchase orders, and change orders
  • Audit interior selections and ensure pricing, extras, and changes are communicated to all stakeholders
  • Assist in resolving site issues related to materials, delivery, or specifications
  • Maintain current pricing and cost data; prepare cost comparisons and margin analysis
  • Support pricing updates, bid reviews, invoice matching, and contract documentation
  • Assist with tender packages for new phases and plans
  • Support communication and relationships with trades and suppliers
  • Assist in evaluating vendors and identifying opportunities for improved quality and cost efficiency

What You'll Bring:

  • Currently enrolled in a Bachelor's or Master's program in a related field (e.g., Real Estate, Construction Management, Business, Architecture, Engineering, Urban Planning).
  • Strong analytical and problem-solving skills.
  • Excellent communication and interpersonal skills.
  • Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint).
  • A keen interest in real estate and development.
  • Self-motivated, eager to learn, and a strong team player.
  • A positive and can-do attitude.
  • Ability to work 40 hours per week Monday – Friday in office.
