Role Description

The Operations Supervisor is an intermediate building operations position and is responsible for providing administrative, operational, and technical service and support. The required tasks of the position will be handled either personally, through personnel of the Operations team or by way of contracted services. The primary objective of the Operations Supervisor is to ensure that the assigned real estate portfolio is being managed and maintained to the highest standards in a safe, code compliant, and environmentally responsible manner while still maintaining operational efficiency and tenant comfort. This is an onsite role based in downtown Calgary, AB.

Responsibilities:

The primary responsibilities of the Operations Supervisor include, but are not limited to:

  • Supervise operations staff including developing schedule, assigning overtime, managing performance issues, leading regular team meetings to maximize engagement and communication within the team

  • Overseeing and documenting preventative maintenance (using Angus System) and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices and life safety systems; Electrical systems modifications; HVAC unit replacements and upgrades

  • Management of energy and utility consumption with strong focus on consumption reduction and target setting and tracking results; Review consumption trends regularly with operations staff and explain and troubleshoot variances and abnormalities Utilize the building management system to achieve energy and utility reductions

  • Conducting/assisting with environmental assessments and ensure reporting requirements are fully met;

  • Manage and respond to environmental risks and hazards

  • Implementing the corporate occupational health and safety program; ensure that Health and Safety procedures are in place and are being strictly followed, lead OH&S committee and document meetings and inspections;

  • management of waste, recycling and hazardous materials;

  • Continual monitoring and maintenance of computerized control systems (including Fire Alarm system, BAS); Building Automation system upgrade and replacements ; Fire Life Safety system upgrade and replacements

  • Tenant improvement construction management;

  • Ensure sound curtain wall, structural and roof maintenance;

  • Review tenant work order/service reports and respond to tenant service requests as required;

  • Conduct insurance and risk management inspections, remedial actions and reporting.

  • Assist Direct Manager in preparing annual operations and capital project budgeting and creating ‘wish list’ of proactive suggested projects with specific information regarding costs;

  • Liaise with regulatory or civic authorities as required;

  • Provide sound technical or administrative advice to internal and external clients;

  • Remain current and up to date with new industry practices, legislative changes and new technologies;

  • Convey a professional demeanor to tenants, staff, and public at all times both in appearance (professional dress is required) and in presentation (i.e email, telephone etc)

  • Other assigned duties.

Experience & Qualifications:
 

Technical

– Operations Supervisor shall have the following technical qualifications or industry equivalency:

  • 4th Class Power Engineer,

  • Technical Certificate ( C.Tech. or A.ScT.) or

  • Journeyman Tradesperson (Electrician, Plumber, Refrigeration) is an asset but not a requirement or

  • FMA / RPA + BOMI SMA / SMT or;

  • plus a minimum of 5 years direct work experience in a senior position in commercial high rise (Class A or better) building operations;

  • a valid drivers license;

  • intermediate level skills in Microsoft Office and Outlook.

Communication & Relationship Skills / Personal Character Traits

  • Ability to develop and sustain cooperative working relationships with all business units;

  • Mature and self-motivated team player who is committed to personal growth and ethical integrity;

  • Have strong relationships with industry peers and trade associations.

  • Strong verbal and written communication skills will be required for success in this role.

  • Ability to allocate one’s time effectively (prioritize) and manage tight deadlines; ability to work under pressure and achieve quality results;

  • requires the ability to exert moderate physical effort and must be able to move quickly in emergency situations; is able to thrive within a busy working environment.

  • Ensure operations records, files and documentation are maintained in an orderly, accurate and timely fashion;

  • strong administrative and organizational skills;

  • possess strong leadership, supervisory, mentoring and coaching skills.

  • Ability to achieve goals using logical and strategic approaches to resolving challenges.
